SF EAST BAY HOMES will rebate up to 20% of the net buyers side commission paid to us when we represent you in the purchase of a home. To take advantege of this program you must agree that SF East Bay Homes will be your exclusive buyers representative and the home that you purchase must have a net sale price of $400K or more. If the sale is less than $400K the rebate will be 10% of the net buyers side commission.
As an example; if you purchase a home for $500,000 and the buyers' agent commission is 3% you will get a rebate from me of $3000.00. This is your money and you can use it for the down payment, furniture, a vacation or anything you decide.
Our Guarantee: We commit to you that when you sign up for this program we will represent you in a professional manner, which includes researching and finding homes that meet your requirements, going with you to preview those homes, advising you on selected properties and professionally representing you during the purchase process. If you do not agree that you are receiving professional services as outlined here you may cancel the buyers agreement by outlining in writing your concerns.
Program Details:
There are no stipulations or restrictions to this program other than what is outlined here and there are no gimmicks. Rebate is paid at close of escrow, you must use sf east bay homes as your exclusive buyers' agent, a buyer's agent commission of 2.5% or greater must be available from the seller, the sale price must be $400K or greater, should a reduction in the buyer's agent commission be necessary the dollar amount will be be deducted from the buyer's rebate, you should check with your lender to verify that they allow rebates of such large amounts, if you take the rebate in cash we require a form signed so we can send you a 1099 form and there may be tax consequences so you should contact your accountant or attorney to determine what they might be. On occassion listing agents offer a bonus as an incentive to buyers agents. SF East Bay Homes does not rebate on any bonus amount.

Other agencies have to charge more because they maintain large offices, have very high overhead that has nothing to do with the purchase of your new home and the broker has to make their profit after expenses.

Via our “search all homes” feature you can now view all the homes for sale in the east bay. By helping us search for your new home it allows us to significantly reduce the time spent finding the right home. We ask you to do a little leg work by finding potential homes via our website, driving by the home and stopping by open houses. These are all things most buyers find themselves doing anyway, so you might as well pay yourself. This is not to say that we will not go out with you to preview homes when you require this service. We will represent you by doing a market analysis to determine the right offer, do all the paper work, negotiate, order and attend the inspections, maintain all records and appointments on computers, handle the escrow, be at the closing and everything else that’s necessary to ensure a timely and uneventful close. In other words we do everything an exceptional agency should provide, we simply do it for less.
